New Garage Doors in Nanaimo

Free in-home quotes. Installed right the first time.

A new garage door changes the whole face of a house, and on most Nanaimo streets it is the largest single feature you see from the road. Whether you are updating a 1970s rancher in Harewood, finishing a new build in North Nanaimo or replacing a door that salt air has finally rusted through, we help you settle on a door that suits both the home and the budget.

Tedford has installed doors on Vancouver Island since 1984, and our Nanaimo crew handles each job from the first measurement to the final safety test. Coastal weather is hard on a garage door, so we pay attention to the details that matter here: finishes that stand up to salt air, bottom seals that keep winter rain out of the garage and hardware chosen to resist corrosion. Nothing is ordered until you have seen the price in writing.

  2. Step 2: Choose your door

Pick the style, colour, windows and insulation level. Once you approve the quote, we order the door (typical lead time is 1–4 weeks) and book an install date that suits you.

  3. Step 3: Professional install

Installation takes 4–8 hours on site, depending on scope and materials. Our crew removes and disposes of the old door, installs the new one with fresh tracks and springs, balances it and tests every safety feature before leaving.

Door styles

Most homes around Nanaimo suit one of four looks. We go through the options at your house so you can compare them against your siding, trim and the doors on your street.

  • Traditional raised-panel steel — the familiar look, in short or long panel, with optional windows
  • Carriage-house — swing-out styling and decorative hardware with the convenience of an overhead door
  • Modern flush and full-view aluminum — clean lines and glass panel options for contemporary homes
  • Wood-look composite and steel — the warmth of cedar without the yearly staining

Insulation & R-value

Insulation matters more on the Island than most people expect. Polyurethane foam is injected between the steel skins and bonds to them, which gives a higher R-value per inch and a stiffer, quieter door. Polystyrene panels are cut to fit and cost less, and they still take the chill off a garage. Both make the door tougher than a single-skin panel, so it tends to dent less and rattle less through a damp coastal BC winter.

Brands we install

Tedford is a Clopay Master Authorized Dealer and also installs doors from four other manufacturers, so you can compare styles across catalogues rather than being steered to one line.

  • Clopay — our primary line as a Master Authorized Dealer
  • Amarr — steel and carriage-house collections
  • Garaga — Canadian-made residential doors
  • Steelcraft — residential steel doors in a range of panel designs
  • Northwest Door — Pacific Northwest manufacturer of residential doors

What does a new garage door cost in Nanaimo?

The cost of a new garage door in Nanaimo depends mainly on its size, construction, insulation and options, and Tedford confirms the exact price in a written quote.

Tedford doesn't publish price ranges, because two doors that look alike can be priced very differently: a single 9-by-7 non-insulated steel door costs far less than an insulated 16-by-7 double with windows and a woodgrain finish. The quote lists the door, hardware and installation, with removal and disposal of the old door as a separate line item when needed, so you can compare it line by line with any other quote. GST is added to all prices.

The estimate on a new garage door is free; to get one, call Tedford or book online. Right now, Tedford also takes $100 off a new residential door with install.

What affects the price of a new garage door?

Door size, steel thickness, insulation core, style, windows, finish and any track or opener changes are the main things that move the price of a new garage door. A double door uses roughly twice the material of a single. Thicker steel (a lower gauge number) and a foamed-in polyurethane core cost more than thinner steel with polystyrene panels. Carriage-house overlays, woodgrain or special colours, and glass sections add to the base door, and a low ceiling may call for a low-headroom track kit. At the quote visit, Tedford measures the opening, checks headroom and framing, and prices each option separately so you can see what every upgrade adds before you decide.

How long does a garage door last before it needs replacing?

A well-maintained steel sectional garage door commonly lasts 20 to 30 years, although springs, rollers, cables and openers wear out and are replaced several times along the way.

The sections themselves are what decide when a door is finished. Signs it's time include several dented or cracked sections, panels the manufacturer no longer makes, steel rusted through along the bottom, wood that has started to rot after years of Island rain, or an old one-piece tilt-up door. Waterfront homes and doors that cycle many times a day tend to age faster. Tedford does both repairs and installations, so you can ask for a price on each and compare them before deciding.

Is a new garage door worth it before selling my house?

A new garage door can pay off before selling a house when the old one is dented, faded, rusting or noisy, since buyers often see it first from the street.

On many Nanaimo homes the garage door takes up a big share of the front of the house, so a tired door drags down listing photos and first impressions. A buyer's home inspector will also note a door that doesn't reverse properly or a worn opener. If the door is sound and only needs a spring, rollers or a new bottom seal, a repair may be enough. Tedford can price both a repair and a new door so you can weigh the cost against your timeline; mention any listing date at the quote.

Which garage door material holds up best on Vancouver Island?

For most Vancouver Island homes, insulated steel is the practical all-rounder, while aluminum, wood-look composite and real wood each suit particular styles, budgets and exposures.

Steel is strong and low-maintenance, but bare steel rusts where paint is chipped, so touch up chips promptly near salt water. Aluminum doesn't rust, which helps on waterfront lots, though it dents more easily. Real wood looks beautiful but needs regular staining or painting to cope with months of rain. Woodgrain steel and composite give a cedar look with far less upkeep. Tedford installs Clopay, Amarr, Garaga, Steelcraft and Northwest Door, so you can compare materials across several catalogues at the quote visit.

What does steel gauge mean on a garage door, and is 24-gauge better than 25 or 27?

Steel gauge measures the thickness of a garage door's steel skin, and a lower number means thicker steel, so 24-gauge is sturdier than 25- or 27-gauge. Thicker steel resists dents from basketballs, bikes and bumpers better and keeps its shape across a wide double door. Gauge is also one of the main reasons two quotes for what looks like the same door can differ. Construction matters too: a foamed-in core bonded between two steel skins makes a far more rigid door than a single skin with no backing. Ask Tedford to note the gauge and construction on your written quote so you're comparing like with like.

Is an insulated garage door worth it, or will a non-insulated door do?

An insulated garage door is worth it for attached garages, rooms above the garage and workshops, while a non-insulated steel door suits a detached garage used mainly for storage.

Insulation keeps an attached garage closer to house temperature, quiets the door and street noise, and stiffens the panels. Polyurethane foam is injected between the steel skins and bonds to them, giving more R-value per centimetre; polystyrene panels are cut to fit and cost less. Advertised R-values are usually measured on a single section, not the whole installed door, so good perimeter seals matter as much as the number. Tedford prices both options at the quote so you can weigh comfort against cost.

What garage door style will suit my house?

Raised-panel steel suits most traditional homes, carriage-house doors suit heritage and craftsman styles, and flush or full-view aluminum doors suit West Coast contemporary homes. Around Nanaimo that often means raised-panel doors on 1970s ranchers in Harewood, carriage-house styling on heritage-look homes near the Old City Quarter, and clean flush or glass doors on newer builds in North Nanaimo. Colour matters as much as style, and picking up the trim or front-door colour ties the house together. Manufacturers offer a wide range of factory finishes and woodgrain looks, so have a photo of the house or a paint chip ready at Tedford's quote visit to see the closest matches.

Should I get windows in my garage door?

Windows in a garage door add daylight and character, and placing them in the top section keeps most of the privacy and security of a solid door. Top-row windows sit above eye level for most people walking past, so the garage stays private while still getting natural light. Frosted or obscure glass adds more privacy, and insulated double-pane glass loses less heat than single-pane, which matters if you're paying for an insulated door. Full-view aluminum doors are almost entirely glass and suit contemporary homes where the look comes first. Bring a photo of the house to Tedford's quote visit and the technician will show which window layouts suit your door style.

What size garage door do I need for a truck or SUV?

Most single garage doors are 8 or 9 feet wide and most doubles 16 feet wide; an 8-foot-tall door, rather than the usual 7, suits lifted trucks and roof racks. Doors in Canada are still sold in feet: a 9-by-7 door is about 2.7 by 2.1 metres, and a 16-by-8 is about 4.9 by 2.4 metres. A taller door also needs enough headroom above the opening for the track, springs and opener, and a low ceiling may need a low-headroom track kit or a wall-mount opener. The existing opening usually sets the size, because changing it means altering the framing and header. Tedford measures the opening, headroom and side room at the quote visit so the door is ordered to fit.

How long does it take to get a new garage door after I order it?

A new garage door typically takes 1–4 weeks to arrive after you approve the quote, and Tedford confirms the timing for your model at that point. Standard sizes in common colours generally arrive sooner than doors with special colours, woodgrain finishes, decorative glass or carriage-house overlays, which manufacturers build to order. Once the door arrives, Tedford books an installation date that suits you, and your current door can stay in use until then if it still works safely. If timing matters, for example a house sale or a renovation deadline, mention it at the quote so the options with shorter lead times are shown first.

How long does a garage door installation take, and do you take the old door away?

Installing a new garage door typically takes 4–8 hours on site, depending on the scope of the job and the materials. A straight swap of a standard steel door sits at the shorter end; new framing trim, a low-headroom track kit or a new opener at the same visit takes longer.

Removal and disposal of the old door is included in the quote when needed, shown as a separate line item, so you don't have to arrange it yourself. Plan to have the garage cleared in front of the door and the car parked outside on install day. Before leaving, the crew balances the new door and tests every safety feature.

Can Tedford install a garage door or opener I bought myself?

Tedford considers customer-supplied doors and openers case by case, depending on whether the equipment is suitable for your opening and safe to install. Tell Tedford the make, model and size when you call, and have the product details or box label handy.

Some equipment bought online is the wrong size, missing parts or not rated for the door's weight, which is why it has to be checked first. A technician will confirm whether it can be installed and give you the price in writing before any work. If a door supplied by Tedford makes more sense, the free estimate covers that too, along with the current $100 off offer.

Can I keep my existing opener when I get a new garage door?

An existing opener can often run a new garage door if it's in good condition, rated for the new door's weight and fitted with working photo-eye safety sensors.

A heavier insulated or glass door may need a stronger unit, and openers from before the mid-1990s often lack photo-eyes and use fixed-code remotes that are easier to copy. Because the opener is already disconnected during the install, replacing it at the same visit avoids a second trip. Tedford checks the existing opener at the quote visit and can price the job both ways. Right now, there is also $50 off a new residential LiftMaster opener with install.

Do I need strata approval or a building permit to replace my garage door?

BC townhouse and condo owners usually need written strata approval to replace a garage door, while a building permit usually only matters if the opening size or framing changes.

Many strata bylaws control the look of the building, and some specify a door model or colour, so check with your strata manager or council before ordering. Permit rules are set by each municipality or regional district, such as the City of Nanaimo or the Regional District of Nanaimo, so confirm with them before widening, heightening or combining openings. Ask Tedford to show the door model, size and colour on your written quote; that's usually what a strata council needs to see.
